In short: the Valencian Community youth home purchase grant 2026 gives up to 15.000 € (at most 20 % of the purchase price) to people under 36 who buy their main home in a municipality of up to 10.000 inhabitants. The rules appeared in the DOGV on 6 October 2026; the call with the application window has not.
In person or by representative? Online. The application is filed only electronically; someone else can file it if properly authorised through that same channel. The deed of sale is signed separately before a notary (see buying a home as a foreigner).
What it is. A grant from the Generalitat's Vicepresidencia Primera y Conselleria de Vivienda, Empleo, Juventud e Igualdad, within the 2026-2030 state housing plan. The resolution of 1 October 2026 only sets the rules (bases reguladoras). It is granted in order of filing of complete applications until the funds run out: what counts is not who earns less but who files the complete application first.
Who can apply:
- An adult under 36 when applying. If you signed the purchase before the call but on or after 1 January 2026, your age on the signing day counts.
- Spanish, EU, EEA or Swiss nationality. If you are a non-EU foreigner: legal residence in Spain and a valid NIE. The rules mean by legal residence holding a residence authorisation. How to get the number: NIE.
- Annual income up to 5 times the IPREM (the official index used to measure income, counted per year with two extra payments). The limit rises to 5,5 times with a recognised disability of 33 % or more and to 6 times with 65 % or more. The call will set the IPREM year. Income is checked against Tax Agency data for the last period whose filing deadline has passed.
- A purchase contract signed from 1 January 2026, or being ready to sign one. A home under construction also counts.
- Not owning or having usufruct over another home in Spain. Exceptions: you cannot use it because of separation or divorce, a cause beyond your will or disability, or you hold only a share of it received by inheritance or by succession without a will.
- Empadronamiento: the rules do not ask you to be registered in the municipality beforehand. They do require you to register at the purchased home (see below). How: empadronamiento.
The home:
- In a municipality or settlement of up to 10.000 inhabitants in the Valencian Community, using the INE padrón figures in force in the year of the call.
- Purchase price up to 250.000 €. If a garage and storage room are included without a breakdown, for this limit the home counts as 80 % of the total price with a garage, 95 % with a storage room and 75 % with both.
- Bought by at most two people, as their main and permanent home for at least 5 years, and occupied within 3 months of delivery.
How much. Up to 15.000 € per home, capped at 20 % of the price shown in the deed. Example: at a price of 60.000 € the 20 % is 12.000 €, and that is the maximum grant. With two buyers it is split by each one's share. It is paid in one go by bank transfer. Taxes, notary, registry and financing costs do not count as eligible expenses.
What we do not know yet. The date of the call, the total budget, the IPREM year and the exact list of documents. The rules set the application window at 10 working days from the day after the call is published in the DOGV. The decision comes within 3 months after the window closes; with no answer, the application is deemed rejected. The procedure page cited in the rules showed «procedure not found» on 6 October.
Documents (from the rules; the call may add more and the list may be incomplete):
- A valid NIE and residence authorisation, if you are a non-EU foreigner.
- The sale contract if you signed before the call, or the deed if the purchase is already formalised.
- Your tax data: the administration checks it with the Tax Agency; if missing, it may ask for a sworn statement of income.
- Recognised disability degree, only if you use the higher income limit.
- A bank account for the transfer.
- After purchase: the empadronamiento certificate for the home.
Steps:
- Check your age, legal residence with NIE, income, and that the municipality has 10.000 inhabitants or fewer.
- Watch the DOGV for the call: it holds the budget and the 10 working-day window.
- Have your digital certificate or Cl@ve ready to sign electronically (guide).
- File the complete application at the Generalitat e-office. If something is missing you have 10 non-extendable days to fix it; the filing order is set by the date of the correction.
- After the grant, provide the deed showing the grant as part of the payment (or the private contract with a guarantee or insurance for down payments). If you buy after the grant, you have 6 months from its publication in the DOGV.
- Register at the home within 3 months of delivery and live there for 5 years. Report any change of conditions within 15 days.
Obligations and risks. If you stop using the home as your main residence before 5 years, you must repay the grant. Two causes count as justified: moving for work, or selling and reinvesting everything in another main home. The grant can be combined with others, but the total cannot exceed the purchase cost. The administration reviews at least 10 % of the paid files.
